Maintain Your Agricultural Valuation

Qualify for agricultural valuation with managed hives and professional documentation

Core AG Exemption Service

Designed for East Texas landowners who want to qualify for or keep agricultural exemption without managing bees themselves.

What's Included

  • ✓ Site assessment (walk your property)
  • ✓ Hive siting & placement plan
  • ✓ 2–6 hives installed in spring
  • ✓ Monthly in-season management
  • ✓ Photo documentation
  • ✓ End-of-season documentation packet

Straight answers for landowners who want agricultural valuation without becoming beekeepers.

How many hives will I get?
Usually 2–6 depending on acreage, sunlight, and soil. A 5–10 acre property might get 2–3 hives. 10–20 acres might get 4–6. We discuss during the assessment.
Will you harvest honey?
We can harvest honey if you want (extra income potential), or we can just manage for exemption purposes. You decide.
What if I'm allergic to bees?
Hives are placed away from your home and activity areas. Honeybees are docile. Discuss allergies early; we'll accommodate.
How long is the contract?
We ask for a 1-year minimum to establish continuity. After year one, we can discuss rolling year-to-year or multi-year terms.
What if I want to upgrade to more hives later?
Easy. If Tier 1 works for you initially but you want to scale up to Tier 2 (Managed Pollination), we can discuss adding hives after the first season.

4. Hive Placement

We install hives in late winter/early spring, take photos, and document everything. 1 day on-site.

5. Ongoing Management

Monthly visits March–October. We inspect hives, treat for disease/pests, and keep records.

6. Year-End Report

Complete documentation packet: hive placement, management logs, photos, and status. Ready for appraisal district review.

Who This is For

  • ✓ First-time AG exemption applicants: You own land, want to qualify, but don't know where to start.
  • ✓ Keeping an exemption: You have AG status but worry it might be challenged or you're tired of managing it yourself.
  • ✓ Hands-off owners: You like the land but don't want to run a full farm or manage bees.
  • ✓ Small to medium acreage: 5–50 acres. We scale hive count to property size.

What You Don't Have to Do

  • • Learn beekeeping
  • • Deal with swarms or hive problems
  • • Handle documentation or hive records
  • • Manage appraisal district paperwork (though we advise on next steps)
