Examples & Appraisal District Standards

Appraisal district standards: Determined by your appraisal district's degree-of-intensity. A common published rule in Montgomery & Walker is 6 colonies on 5 acres, plus 1 additional colony per additional 2.5 acres (verify per district).

5 acres (commonly 6 colonies): Year 1 → $600 installation + (6 × $300) = $2,400; Renewal years → (6 × $300) = $1,800.

10 acres (commonly 8 colonies): Year 1 → $600 installation + (8 × $300) = $3,000; Renewal years → (8 × $300) = $2,400.

15 acres (commonly 10 colonies): Year 1 → $600 installation + (10 × $300) = $3,600; Renewal years → (10 × $300) = $3,000.

Colony counts are set to meet appraisal district standards; your assessment confirms the correct number.

Service Area & Travel Surcharge

We prioritize nearby sites to keep routing efficient and service reliable.

Base pricing assumes a site within 20 road miles of Conroe, TX. Locations beyond 20 miles include a travel surcharge to cover drive time, fuel, and vehicle wear. We quote the surcharge upfront before any site visit or installation.

  • Reduced travel surcharge when clustered routing lowers costs

Distances are calculated by typical driving routes (not “as the crow flies”).

Important: Appraisal District Rules Vary

CBC provides managed hives and professional documentation designed to support agricultural valuation requirements. However, appraisal district rules and timelines vary. The appraisal district makes the final decision on agricultural valuation approval. We cannot guarantee a specific tax outcome, but we provide the professional documentation and managed activity to support your application.

Rollback notice: If land receiving agricultural appraisal changes to a non-agricultural use, a rollback tax may apply under Texas rules. Ask your appraisal district about your specific situation.

Insurance: CBC carries Commercial General Liability coverage for our operations on your property.

Pricing Questions

Questions About Pricing

Straight answers for landowners who want agricultural valuation without becoming beekeepers.

How many hives do I need?
Standards vary by appraisal district. In Montgomery & Walker, a common published rule is 6 colonies for the first 5 acres, plus 1 additional colony per additional 2.5 acres. We'll recommend a count based on your acreage and appraisal district guidance.
Do you guarantee agricultural valuation or tax savings?
No. Appraisal district standards vary and the appraisal district makes the final determination. CBC provides managed colonies and documentation to support your application; we are not a tax advisor and do not guarantee outcomes.
Do you need access to the property?
Yes. For operational reliability and colony welfare, CBC requires 24-hour access (gate code/key/lockbox). We coordinate visits when practical, but access must not depend on same-day availability.
What happens if a hive dies?
CBC maintains hive continuity and replaces colonies within a seasonal window, subject to factors like weather, vandalism, pesticide exposure, and other external risks. Our contract guarantees the hive counts you're paying for.
What does the reservation deposit do?
It reserves your seasonal installation window after we approve your site. The deposit is credited toward your first invoice and is refundable only if we can't install within the agreed window. If you cancel after assessment approval, it covers planning and staging. Intake and initial review do not require a deposit.
Can I get honey from my hives?
Yes. CBC retains harvest rights by default (simplifies operations), but you can opt into a seasonal honey share ($100–$200/site/year, subject to harvest conditions). Wax and other hive products are available as retail add-ons.
What if I'm outside your main service area?
Base pricing assumes sites within 20 road miles of Conroe. Beyond that, we add a travel surcharge based on driving distance and routing complexity. You'll see the exact travel surcharge in your proposal before any site visit or installation. Remote locations (40+ miles) are quoted case-by-case and often require clustered routing.
Is there a multi-year discount?
We offer flexible terms. For 3-year commitments, we waive telemetry install fees OR reduce the Base Site Fee by $150/year.
What are your payment options?
Annual upfront payment is preferred. Quarterly payments are available with a 6% administrative premium (or $0 with ACH autopay). A seasonal reservation deposit is required to secure your installation window and is credited toward your first payment.
Do I have to renew after year one?
No. After the first year, you can upgrade to more hives, add telemetry, switch tiers, or cancel and part ways. There's no multi-year lock-in. Many clients choose to renew because they value the reliability and documentation.
What's the referral program?
Refer a friend and receive account credit or a honey share upgrade (subject to operational feasibility). It's our way of rewarding clients who help build our community.
